Free one-time search is, well, free — no card required, no account needed to look up filings around an address once. The premium tier ($4.99/mo) turns on the always-on 6-hour scan and the radius-based email and SMS alerts. You can cancel anytime from your dashboard; there are no annual contracts and no setup fees.

No marketing email, no newsletter, no upsell drip. You get one email per filing that lands inside your saved radius — never more than one for the same filing, because the alerts_sent dedup table rejects replays and scraper re-runs. SMS alerts are opt-in, and you can change your radius or pause alerts from the dashboard at any moment. Most weeks you'll see zero to two alerts; a busy stretch on a tight radius might produce three to four.

From the same public records cities publish — never scraped off private feeds. We pull Round Rock Cityworks and Round Rock ArcGIS for Williamson County filings, Austin's data.austintexas.gov Socrata for issued permits and zoning cases, Cedar Park permits, and the Williamson County records as a fallback. Every source is re-scanned on a 6-hour cadence, which matches the "Synced 4× daily" copy on the landing page.

Open the email, read the distance, the project type, and the hearing status, then click through to the dashboard for the full filing record. If the filing is inside the city's 200-foot notice radius, the municipality is already required to mail you — Project Nearby adds nothing in that case. If the filing sits between 200 feet and your set radius, the alert closes a real gap: the city will not have noticed you, and the hearing is the only window where a written protest or three-minute public comment can actually slow or stop the variance.
